St. Mary's Villa Under Agreement for Residential Development

The 45-acre site on Bethlehem Pike in Upper Dublin was the former estate of Dr. Richard Mattison of Ambler. The movie 'The Trouble With Angels' was filmed there.

St. Mary's Villa for Children and Families on South Bethlehem Pike in Upper Dublin Township is set to be sold off to a group of three developers who plan to build residential homes on the 45-acre site.
Philadelphia Business Journal reports that the tract is under agreement for sale to Endeavor Property Group, Guidi Homes and The Goldenberg Group.
The plan: Construct carriage homes, townhomes, condos and senior living apartments while refurbishing the Lindenwold Castle, gate houses and gardens.
The property is owned by Sisters of the Holy Family of Nazareth.
The castle and estate were the former home of renowned Ambler doctor Richard Mattison, who founded the Ambler Borough asbestos manufacturing facility Keasbey and Mattison Co.
Since 1936, the estate has served as an at-risk youth facility. "The Trouble With Angels" was filmed at the site.
