The January 2014 Real Estate Market Statistics (provided by TrendMLS) are now posted for all our local counties: Bucks, Chester, Delaware, Montgomery, and Philadelphia.

The January 2014 Real Estate Market Statistics (provided by TrendMLS) are now posted for all our local counties: Bucks, Chester, Delaware, Montgomery, and Philadelphia. Year to date for Montgomery County in January 2014, settled singled family homes were up 3.20% from last year.  The average sales price in Montgomery County came in at $316,000 up 2.93% from the previous year.  Looking at our surrounding counties, Bucks County was up 6.51% in settled single family homes at an average of $337,000, Chester County was down 3.02% at $330,000, Delaware County was down 13.29% at $258,000, and lastly Philadelphia County was down 15.39% in settled single family homes at an average of $179,000.

Narrowing in to the Whitpain Township, 16 single family homes settled in January 2014 for an average of $363,850.  Of those 16, 10 were 3 bedroom homes and 6 were 4 or more bedroom homes.  Currently there are 18 homes pending in the Whitpain Township.  In the Lower Gwynedd Township, 9 single family homes sold in January 2014 at an average of $646,840.  These homes sold for an average of 98% of their original list price!  Are you thinking about buying or selling, contact Coldwell Banker Realty Corp for an extensive analysis of your home's market conditions and a FREE home valuation.
