Multiple Tenants Now Allowed at Dow Chemical Site in Lower Gwynedd

With the 133-acre Dow site becoming vacant, the property owner can rest easy knowing it will be easier to market to multiple tenants than just one tenant.

The 133-acre soon-to-be-vacant Dow Chemical site at Norristown and McKean roads in Lower Gwynedd will soon be getting a few new tenants.
Lower Gwynedd Township Supervisors Tuesday approved an amendment to the D-1 zoning district to permit multiple tenants instead of one tenant. The former Rohm & Haas site falls in this district. The change also affects the F-1 zoning district, per township solicitor Jim Garrity.
"That zoning was done a long time ago in the late ’70s or early ’80s. (Dow) had specifically requested single tenant, but now that they’re leaving, the use of the property probably requires multi-tenant and that is the one and only simple change we’re making to that district, which also impacts the F-1 district because all uses permitted in D-1 are also permitted in F-1," he said.
The owners of the property were initially concerned that the old zoning would not attract a single tenant to the large property.
"It's virtually impossible to lease the facility out under the current zoning," township Manager Larry Comunale said in July.
Comunale said future tenancy would be just office space. He said if the zoning amendment is successful, then the property owner could market the property for multiple tenants.
